We are brokers with a preference for transparency. We just see too often a buyer is noot even given the opportunity to place a bid. At Bieden en Wonen we have fully digitized the bidding process. In this way everyone has insight at all times into the bids that have been made, including the applicable resolutive conditions. This way everyone has a fair chance to make a bid, and you know that you will always pay a fair price.<\/p>\n

View property before bidding<\/b>
\nBefore you start bidding on a home, you must first have viewed the property<\/b>. Haven’t planned a viewing yet? Go to the property ad on our website or call 085 130 23 61<\/a>. <\/p>\n

  <\/span>Create Bieden en Wonen account<\/h2>\n

You need a Bieden en Wonen account to make a bid. Click here to create an account.<\/a> In order to verify your identity as a bidder, we ask for a copy of your ID when you register. Make sure you have these on hand.

<\/span>Placing a bid<\/h2>\n

Each property has a fixed time on which the bidding rounds run. Usually a bidding round starts on Tuesday and ends on Friday. The exact times of the rounds are stated with the property advertisement. Once you’re ready to place a bid, go to the relevant property advertisement on our website (Properties -> Look for property).<\/p>\n<\/div>\n

Manual bid<\/b>
\nWith a manual bid, you place a one-time bid on the property. As soon as you are outbid, you will immediately receive an notification by email. Do you want to place a bid afterwards? Then you’ll have to do this again manually.<\/p>\n

Proxy bid<\/b>
\nWith a proxy bid you indicate your maximum bid once. The system will then automatically place a bid on your behalf, increased by the minimum bidding step. This will happen every time you are outbid, until your maximum bid is reached. With this bidding method, you will also be automatically informed by the system every time you are outbid and when the system places a bid on your behalf.<\/p>\n

Checking your bid<\/b>
\nAfter placing a bid, the screen below will appear. Here you can check your bid once. A calculation is made of the possible additional costs for you as a buyer.<\/p>\n

  <\/span>End of bidding round<\/h2>\n

During the last hour of the auction, the auctioneer contacts the bidding parties for most objects. After the auction ends, the seller has 3 working days to choose the best bid (this is not always the highest bid). In Dutch law this is called ‘recht van gunning’.

\nThe winning bid<\/b>
\nIs your bid the winning bid? Congratulations! ?   The Bieden en Wonen broker will automatically contact you. After that, the provisional purchase agreement is immediately drawn up and the broker takes care of the overall settlement together with the notary for the transfer of ownership of the house. Didn’t hear from the broker 3 days after the bidding round ended? Then you can assume that your offer has not been chosen by the seller.<\/p>\n

  <\/span>Buyer’s costs<\/h2>\n

In addition to the agreed purchase price, there are various additional costs for the buyer. All these costs together are referred to as ‘buyer’s costs’ (kosten koper or k.k. in Dutch). In average the total amount will be approximately 6% of the purchase price of the house. These costs include any transfer tax, notary fees and cadastral duties. What happens if my proxy bid is as high as another bidder’s highest bid?<\/b>
\nScenario: Your maximum bid is equal to another bidder’s highest bid. You (bidder A) have set a maximum bid of 300,000 euro. You are bidding on a property and another bidder (bidder B) places a bid of 298,000. The system will then make a bid of 299,000 euro on your behalf. Then the other bidder (bidder B) replies with a bid of 300,000 euro, the amount equal to your entered maximum proxy bid. In that case, the system will automatically replace your last bid with your maximum bid (300,000 euros). In this case, 2 identical bids will be displayed on the website as the highest bid. It is then up to the seller to choose one of the two bids. In this case too, the seller retains his\/her ‘recht van gunning’.<\/p>\n

Two identical highest bids are shown in a bidding round, how is this possible?<\/b>
\nIf your highest manual bid is equal to the highest proxy bid from another bidder, and you bid the maximum bid first, the proxy bidder’s bid is also shown. This will result in two identical bids showing as the highest bid. This is also visible to the seller. Did you bid with a proxy bid? In that case, you were outbid by someone with a manual bid equal to your highest bid. In this case, both bids are also shown.<\/p>\n
